Indenture dated 8 June 1852 made between Joseph McCan of the city of Sydney Gentlemaan of the first part and Charles, Thomas and Peter Penfold, Yeomen, all of Clarencetown of the other part. Property conveyed to Joseph McCan by James Daley of Clarencetown, miller, by deed dated 1 April 1851 to be conveyed to the Penfold brothers for the sum of £405 British money.
The steam flour mill had been erected in 1845. Joseph advertised it for sale or lease :
Flour mill, French burr stones, dressing and Smutting machines, sack tackle in good working order, twelve horsepower engine which goes well, boiler almost new, COTTAGE with garden and paddock, to a practical man the opportunity seldom occurs.
Description of Ballyowen in Lewis' Topographical Dictionary :
"New Park, the handsome seat of Matthew Pennefather Esq. is pleasantly situated in a well planted demesne of 960 acres."
