Item 2. During her lifetime or widowhood and at her death all the remaining ----------the negros and all other property except the land to be publicly sold and equally divide between my three lawful heirs by Robert Grant, Elizabeth Mitchell, and Ann Howard.

Item 4. My land which is three hundred fifty four acres I give to my son Robert Grant at this mother's death.
